Hand-over and project completion
Your home or commercial property is complete and the developer is ready to hand-over to you but you’re not on hand to do the detailed inspection. What can you do?
Cluttons offers a property assessment service to ensure that your assets are handed-over to you without defects. The examination will include:
- a thorough examination by our trained engineering workforce before you accept the keys, to help identify all the defects in your property before it is handed-over to you.
- identify all deficient and faulty aspects of the property in a comprehensive statement which you can then give to the developer to correct these items before hand-over.
Our property evaluation examination ensures your property is handed-over to you without problems. The inspection for your new property will cover the following:
- a walk through inspection of the property by our qualified engineering staff prior to you accepting the keys to help identify all the defects in your property before it is handed over to you.
- identify all incomplete and incorrect aspects of the property in a detailed format report which you can then give to the developer to rectify these items before hand over.
The inspection will cover the following areas:
Interior
- electrical - air conditioning, power sockets, light fittings and detectors
- electrical equipment (if supplied and power connected)
- bathrooms - sanitary ware, mixers and grouting
- kitchens - cupboards, work tops, drawers, hinges and handles
- internal finishes - paint work, wall cracks, woodwork and tiling
- doors, windows, locks, hinges and handles
External
- swimming pool / garden area
- car park / garage doors
- infrastructure – quality of concrete surfaces, paint work or tiling
- window frames, window glazing and doors
- terracing and balconies
Each fault recognized will have a priority ranking in terms of the significance of the fault. The inspection details, including photos, will clearly point out the locale and position of the defect which will help the developer to recognize and restore the problem.
The developer is then accountable for finishing the refinement works and should verify to you once all items have been fixed.
Cluttons will not be accountable for following up with the developer or management the works however we are pleased to offer an additional service of a follow up inspection, if required by you, to ensure these items have been rectified and issue a new report containing details of anything remaining.
